Mixed Use and Multi-Family Residential buildings are always interesting projects. Whether we are simply filing for Alteration Type 2, D14 dwelling unit fit outs or combinations, gut renovations, Alteration Type 1 enlargements, building mergers, or New Buildings (NB’s), NYCP staff are ready to dive in and troubleshoot with the stakeholder team. We will work with all parties to evaluate compliance with NYC Zoning Resolution, Multiple Dwelling Law, Housing Maintenance Code and the applicable NYC Building and Fire Codes inclusive of critical reviews for egress, accessibility, light & air, floor surface area and other pertinent items.

NYCP’s Principal assisted The Durst Organization and BIG/SLCE Architects with code consulting, determinations, HUB filings, approvals and permitting services for the ground-up construction of this Iconic 800,000 sf Mixed Use Building. One of the most unique designs we have come across.

NYCP’s Principal worked with CB Developers to provide code consulting, determinations, New Building and related filings, approvals and permits for this 20-story, 71,000 sf Mixed Use Building . Agency approvals included DOB HUB, FDNY, TOPO, DOF, BIS Unit, DOT etc. Phase 1 included filing an as-of-right building to fast-track excavation and foundation permits. Phase 2 was scheduled to incorporate a design amendment modifying the building’s design.

NYCP’s Principal previously provided construction services and minor DOB consulting for this 19-story, 360,000 sf Mixed Use New Building. We experienced the full range of construction operations first-hand and provided Permitting, Inspection, MWBE & LEED compliance reporting.

NYCP’s Principal worked with Kushner’s team to file an Alteration Type 1 and dozens of Alteration Type 2 Minor work filing packages to renovate the bulk of 339 dwelling units. The filing approach took into consideration the different subcontractors engaged to perform work, existing occupancy, tenant protection, design schedule and upcoming vacancies.
