NYCP’s principal created a unique filing strategy allowing for phased construction to proceed under Alteration Type 2 filings while the Alteration Type 1 change of use was under review. Project included gut renovations to 530,000 sf of space, building merger & vertical enlargement to re-position this landmarked asset as an office building with ground floor retail.

NYCP’s principal provided multiple phases of code and zoning analyses and determinations followed by Alt 1, Alt 2 and Alt 3 filings and permitting to assist modernization efforts re-positioning this iconic (5) building interconnected complex into desirable office space with ground floor retail. Dozens of Alt 2s were filed for preliminary minor interior demolition, infrastructure upgrades and structural reinforcement spanning the 653,000 gsf footprint. Alt 1s were filed in each building to modify egress, increase occupant loads on all floors, establish public assembly spaces and re-location of existing floor area to newly proposed construction.

NYCP’s principal organized and provided multiple phases of filings, determinations, permitting and Temporary Certificate of Occupancy (TCO) services to deliver Nomura America Securities 800,000 sf Headquarters at World Wide Plaza. The complicated program required coordinating numerous filing packages to achieve critical milestones for interior demolition, infrastructure packages, amenity spaces, a 1,700 desk trading floor, support areas and public assembly spaces including a cafeteria, spanning 16 floors.

NYCP’s principal worked with joint owners Vornado & SL Green to obtain approvals and permits to re-position this iconic building. Minor interior soft demolition permits allowed work to start immediately while the Alteration Type 1 was under review. The Alt 1 scope included combining the East and West segments into a single 1.2 million sf building, increasing occupant loads on all floors, enclosure of the mid-block breezeway. Additional filings modernized the MEPS infrastructure and the building was re-clad with a metal and glass curtain-wall.
